Complete Action Real Estate Services, Inc. (CARES) is a wholly owned, for-profit subsidiary of Family Services, Inc. As part of a mutual agreement, you can elect to create an agency relationship between us that will entitle you to the fiduciary client level services that includes the following:

1. Loyalty - An agent must act at all times solely in the best interests of his or her client to the exclusion of all other interests, including the agent's own self-interest. This loyalty is undivided. The agent will place the interest of the client ahead of everyone else's in the transaction.

2. Obedience - An agent is obligated to obey promptly and efficiently all lawful instructions of the client that pertain to the agency relationship or the transaction.

3. Disclosure - An agent is obligated to disclose to his or her client all relevant facts concerning the transaction which are actually known to the licensee or, if acting in a reasonable manner, should have been known to the licensee except as otherwise directed in the license law.

4. Confidentiality - An agent is obligated to safeguard information about his client or his client's position which, if shared with a third party, would be detrimental to the client's position. An agent should receive the client's written consent before releasing confidential information.

5. Accountability - An agent is obligated to account for all money or property belonging to his or her client that is entrusted to him or her.

6. Reasonable care and diligence - An agent is obligated to use reasonable care in pursuing the client's affairs. The standard of care that is required is that of the "competent professional" and will generally be measured by the standard of the industry.
