My first post here. My dream/plan...

As my first post here at ProSpotlight, I am going to tell you a bit about my dream project. I’ve not got it all fleshed out, but the core elements are coming together slowly. One of the elements is an investment tool for individuals and groups that uses long term investment money to build long lasting natural housing.

That housing will be in the form of quadplexes as they are the optimum form for small-scale residential income properties, with the ease of financing of residential but the economy of scale that multiunit housing offers. These quadplexes will be designed with limited co-housing and sustainability in mind at every turn.

Each project will have its own philosophy written into its bylaws, and marketing. Some will be designed around urban infill, or collage student housing. Some will be developed as tribe like intentional communities, with high intensity farming and cottage industry facilities on premises. Some developments will have senior living as a central theme. But the bare bones of these will be projects that have a good yield to each, the small-scale investor, the tenants and society at large.

A few points to this plan are:

• L.L.C.’s set up to fund projects using the power of Self directed IRA’s
• Natural building techniques, using local conditions and materials to build long lived housing.
• Smart growth ideals in site choice and philosophical direction.
• Energy efficiency.
• Triple bottom line thinking.
• Good long-term yield for small investors.

Right now I’m just thinking it all out and working on details so as the macro economic picture turns, I will have an offer to show to people who are ready to make the positive jump into this, tomorrow’s next big little thing!
